Then and Now

In 2023, after the Grenfell Tower Tragedy the first major changes to the industry regulations were applied for Firestopping, Firedoors, The Golden Thread and many other things. The last changes introduced came after the Summerland Leisure Centre Fire in the Isle of Man in 1973 which claimed 43 lives and injured many many more.

Emperer Nero had a shock in Roman Times with the great Fire of Rome and introduced the first known Firemen. In 1666 the Great Fire of London occurred. Then, in 1871 a fire was started in a cowshed when a cow kicked over the T-light starting a fire in the city of Chicago where they witnessed 300+ deaths. 

30 years ago the Alpha Piper Oil Rig was a safety catastrophe and then in 1984 The Pepsi Accident left Michael Jackson scarred for life.

Most people have never heard of Passive Fire Protection in buildings, we strive to ensure all products are installed correctly and we monitor the industry for the latest advances in building safety.

Our aim is to spread knowledge and assist all parties concerned, in the planning, building, maintenance and upkeep of all kinds of buildings throughout our UK wide coverage, including working with the Building Safety Regulator.

Passive Fire Limited is an independent inspection service for the Passive Fire Protection industry.

We do not install any products, including Fire Stopping, Steel, Composite or Timber Fire Doors, Blast Protection, Smoke Control systems, Sprayed Fire Protection, Fire Rated Glazing, Cavity Barriers inside and out, Linear Gap Sealing Systems, Annular Gap or Intumescent Sealing Systems, Cable Coating, Mechanical Fixing or Cable fixing brackets or stapled, screwed or nailed boarding types, Masonry or stud partition security wall type firestop systems, water and gas firestop systems, fire test rig building…but we have in the past!

Our approach to Passive Fire Protection is that anybody involved must keep learning. Everyday the fire test houses up and down the country are busy burning new boarding, insulation, firestop, Firedoors and Glazing systems, with attempts to achieve a minimum of 30 minutes fire protection going to much higher Fire, Blast and Nuclear Seismic 6 hour fire protection.

Our work in hospitals includes the inspection of compartmentation installations to ensure the spread of fire, hot and cold smoke and toxic gases are contained.

3rd Party Certification schemes are the industry’s usual requirement but Passive Fire Limited takes 100% of the building into account. The reality is there are not enough inspectors in the industry, which is the reason why Passive Fire Limited was formed.

Manufacturers come to us, to ask us what we are seeing getting built these days, helping test new types of fire protection product ranges. 

Client, Managing Agents, Principle or Sub-Contractors, Construction Directors, Architects, Fire Risk Assessors, Block Management Companies, Residents, Building Owners, Residential and Commercial Estate Agents, Investors, Clerks of Works and PFP installer companies, Estate Teams, Charities and Trusts all need independent inspection work for fire compartmentation surveys.

Different types of passive
fire protection

Intumescent Paint can be used to spray steel beams and columns protecting the steel from heat from fire.

Inside socket boxes stud partition walls have Intumescent Putty Pads installed to prevent any electrical fire spreading though the cavity’s

Cables, Pipes, Ducts and other services pass through 30, 60, 90, 120 minute Fire Rated walls. All have to be fully Airsealed to prevent the spread of Fire, Smoke, Toxic Gases and more.

This is how any joints in firestopping boards are filled. Sometimes known as ‘buttering up’ the intumescent mastic fills any small gaps in the firebatts.

This is face fixed or patress type firestopping. Installed to a high standard this was in line with the manufacturer’s specifications and would be expected to offer the 60 minutes fire resistance required.

The Housebuilding sector currently only need PFP inspections on blocks with 3 storeys, houses with lofts as another bedroom and Maisonettes.

One of our housebuilder clients saw the use in future proofing the legal requirements of our surveys items proving they had installed every part of the PFP and Firedoor installations. This has led to the online training course for them, written by Curwen Jones. This will be available soon.
Fire Scrutineering

Curwen Jones learned from experience installing fire and blast protection on much of the Olympic Park buildings and Tunnels

Prior to the start of Passive Fire Ltd we worked at the Olympic Park, where 13 separate projects including the Project of the year winner, the P.L.U.G. (Power lines under ground) in 2009, all required hundred of different PFP and Firedoor solutions built in.

Prior to Passive Fire Ltd being established as Marriott Hotel Chain Manager a heavy focus on the CPVC Sprinkler system was undertaken.
